Current Duplex Project — Heritage-Sensitive Design on a Complex Site
Archbuild is currently designing a custom duplex for a highly constrained site within a heritage context in Sydney.
The architectural response uses traditional proportions, roof forms and detailing to respect the established streetscape, while providing contemporary family layouts, natural light, privacy and functional outdoor living for both residences.
The project presents several significant planning, infrastructure and engineering challenges. A 132 kV overhead electricity transmission line crosses the site, requiring careful consideration of the transmission corridor, building placement, clearances, safety requirements and consultation with the relevant authorities.
The property is also located on the lower side of the road, making stormwater disposal particularly complex. The proposed drainage solution relies on a downstream stormwater easement extending through multiple neighbouring properties, requiring coordination of engineering, legal access, authority requirements and the interests of affected property owners.
These constraints have substantially influenced the building footprint, levels, access, landscape areas, services and overall design strategy.
Archbuild has been engaged for both architectural design and construction, allowing planning, engineering, buildability, construction cost and approval requirements to be considered as one coordinated process. The project is currently progressing through the Development Application process and remains subject to planning approval and other required authority consents.
