Who supervises construction?
Archbuild assigns appropriate project and site personnel according to the size and complexity of the work.Construction supervision includes coordinating trades, monitoring sequencing, reviewing workmanship, resolving site matters and maintaining communication between the building team, consultants and client.
How will I receive project updates?
Communication arrangements are established at the beginning of the project. Updates may include scheduled meetings, site meetings, email correspondence, telephone calls, photographs and project-specific communication channels. Important decisions affecting scope, price, time or documentation should be formally recorded.
Can I visit the site during construction?
Yes, but visits must be arranged with the Archbuild team.A construction site contains safety risks and is controlled by the builder. Visitors must follow site instructions, wear appropriate personal protective equipment and avoid entering areas where work is underway without authorisation.
How does Archbuild manage construction quality?
Quality is managed through documentation review, trade coordination, site supervision, staged inspections and attention to materials and workmanship.Architectural quality also depends on resolving details before they reach the site. Archbuild therefore focuses on coordination between drawings, specifications, consultants, suppliers and construction activities throughout the project.
What happens if there is a construction delay?
Construction programs can be affected by weather, approval conditions, supply delays, variations, latent conditions, consultant responses or events outside the builder’s control.Where delays arise, Archbuild reviews their cause, considers available mitigation measures and communicates the likely effect on the program. Formal extensions of time are managed in accordance with the building contract.
What happens if unexpected conditions are discovered?
Some conditions cannot be fully identified before work begins, particularly during demolition, excavation or renovation of existing buildings.Archbuild will assess the condition, obtain specialist advice where required, explain the available options and identify likely cost or time implications before proceeding, subject to any urgent safety or property-protection requirements.
How are neighbours, access and site impacts managed?
Before construction, Archbuild considers site access, deliveries, material storage, protection of neighbouring property, working hours, noise, dust and applicable approval conditions.Some disruption is unavoidable during major construction, but planning and clear site management can reduce unnecessary impacts.
Can we remain living in the house during a renovation?
That depends on the scope, sequencing, access, service interruptions and safety conditions.Remaining in the house may be possible for limited or staged works. For major structural renovations involving extensive demolition, electrical or plumbing shutdowns, waterproofing, hazardous materials or restricted access, temporary accommodation may be safer and more practical.
Can a renovation be completed in stages?
Potentially. Staging may assist with budget, occupancy or access, but it can also increase mobilisation, temporary works, protection measures and total construction time.The stages must be planned carefully so each part is safe, weatherproof, functional and compatible with later work.
Can Archbuild assist with renovations in strata properties?
Yes. Strata renovations may require owners-corporation approval, by-law considerations, access arrangements, protection of common property and coordination with neighbours or strata management.Archbuild can assist with design and construction information, but the client remains subject to the requirements and decisions of the owners corporation and relevant approval authorities.
