What happens at project handover?
Before handover, the project is reviewed for completion of the contracted work and any outstanding items.The handover process may include final inspections, defect identification, keys, operating information, product manuals, certificates, warranties and relevant approval or occupation documentation.The exact requirements depend on the contract and project type.
How are defects identified and rectified?
Items requiring attention are documented and reviewed in accordance with the contract.Archbuild coordinates the rectification of accepted defects within the applicable contractual period. Normal material characteristics, maintenance matters, damage occurring after handover and work outside Archbuild’s scope are considered separately.
What statutory warranties apply to residential building work?
NSW residential building work is subject to statutory warranties even if those warranties are not expressly written into the contract.Current NSW guidance states that statutory warranties generally apply for six years for major defects and two years for other defects, calculated from completion of the work. The precise application depends on the project and relevant legislation.
What is Home Building Compensation insurance?
Home Building Compensation insurance is a statutory last-resort protection for applicable NSW residential building work.It generally applies to residential construction or renovation projects valued above $20,000 unless an exemption applies. The insurance protects homeowners in specified circumstances where the builder cannot complete the work or rectify covered defects because of insolvency, death, disappearance or certain licence suspensions.For applicable work, the project-specific certificate must be provided before construction begins or payment, including a deposit, is accepted.
Does Archbuild provide support after completion?
Yes. Archbuild remains available to address accepted defects and warranty matters in accordance with the building contract and applicable legislation.Owners are also responsible for routine maintenance, cleaning, servicing equipment and following product and manufacturer requirements after handover.
